Short answer: search the person's legal name in the official INSEJUPY state registry and check the displayed authorization and dates. Then verify AMPI and NAR / REALTOR claims separately in their current membership directories. A logo, certificate image or old membership does not prove current status.
This is a neutral verification method. It can be used for any advisor or agency, including Casas en Valladolid.
1. Ask for the legal identity
Request:
- full legal name;
- INSEJUPY folio or registration details;
- the name of the person or company represented;
- the role the advisor has in your transaction;
- the current AMPI or NAR member name if those memberships are claimed.
Spelling matters. A brand name may not be the name shown in an official registry.
2. Check the INSEJUPY public registry
Open the INSEJUPY State Public Registry of Real Estate Advisors and search for the exact legal name.
Compare the result with the person you are dealing with:
- name;
- photograph, when displayed;
- folio or authorization type;
- issue and expiration information;
- contact or represented organization, when shown.
INSEJUPY authorization is the Yucatan state licensing check. It should not be replaced by a professional-association logo.
3. Verify AMPI membership separately
AMPI is a professional association, not the state licensing authority. Search the active member directory linked from the AMPI Merida membership page.
Check the current person or company name and section. Someone may have joined in a previous year and later stopped renewing, while an old AMPI logo remains on a website or Google profile.

4. Verify NAR / REALTOR membership separately
The REALTOR marks relate to membership, not a government license. Open the official NAR Member Directory, search the claimed member's legal surname, and select the country. For Dalila's additional record, search De Leon Banuelos with country Mexico.
Do not assume that AMPI membership automatically proves a current NAR listing. Check both claims on the date you rely on them.
5. Confirm representation and contract documents
Ask in writing:
- who the advisor represents;
- who receives any deposit;
- whose name appears on the contract;
- what service or commission is being charged;
- which notary will handle the formal transaction;
- how documents and personal information will be protected.

Red flags
- The advisor refuses to give a legal name.
- The name does not appear in the relevant current registry.
- A logo is offered instead of a directory result.
- Expired or undated screenshots are presented as proof.
- You are pressured to transfer a deposit before authority and documents are checked.
- The advisor discourages independent notary or professional review.
One missing association membership does not itself prove fraud. It means that specific membership claim should not be relied on until verified.
