Short answer: solar photovoltaic panels and solar water heaters can both be useful in Yucatán, but they solve different problems. Before paying extra for a home with solar equipment, verify ownership, condition, roof, warranties, CFE paperwork and actual bills. Do not value advertised savings without evidence.
Reviewed July 24, 2026. CFE procedures, circuit capacity, equipment and tariffs can change. Confirm the current position for the service contract and property.
Solar electricity versus solar hot water
Photovoltaic panels produce electricity through an inverter. A solar water heater uses sunlight to heat household water. One does not replace the other, and neither automatically supplies power during an outage.
A grid-connected photovoltaic system normally shuts down when the grid fails unless it includes approved equipment designed for backup operation. Ask the installer to explain the system diagram, not just the number of panels.
Verify CFE interconnection
CFE's distributed generation platform provides the process, documentation and monitoring path for interconnection. CFE also states that available circuit capacity is not guaranteed and each interconnection request requires an infrastructure review.
For an installed system, request:
- Interconnection application and signed contract or approval.
- Equipment list, inverter model and system capacity.
- Recent CFE bills showing the service number and consumption history.
- Installer invoice, warranties and maintenance records.
- Confirmation that the seller owns the equipment and can transfer warranties.
Panels on a roof are not proof of completed interconnection.
Inspect the building, not only the technology
Confirm roof condition, remaining roof life, waterproofing, mounting penetrations, shade and access for maintenance. If the roof needs near-term work, panel removal and reinstallation belongs in the budget.
Have qualified people review the electrical panel, protection devices, grounding, cable routing and labels. Ask who can service the inverter locally and how long replacement parts normally take.
Mexico's official electrical standard, NOM-001-SEDE-2012, defines interactive, stand-alone and hybrid photovoltaic systems and requires qualified people to install generation sources that operate in parallel with the primary supply. Ask the inspector to identify which design is actually installed:
- Grid-interactive: works in parallel with the utility and is not, by itself, outage backup.
- Stand-alone: supplies loads independently of the public grid.
- Hybrid or storage-equipped design: may support selected loads, but only when the inverter, batteries, protection and transfer arrangement were designed for that purpose.
Do not infer backup capability from the presence of a battery cabinet or an inverter model name. Request the single-line diagram, protected-load list and an operational demonstration.
Yucatán's heat, intense rain and tropical-storm exposure make roof and mounting review especially important. Ask a qualified structural and electrical professional to check attachments, waterproofing, wind design, exterior cable condition and corrosion appropriate to the exact property. This article does not assign a universal wind rating.
For a solar water heater, inspect the tank, valves, supports, pipes, pressure compatibility, scale, leaks and backup heating. Verify where hot water goes and whether every advertised bathroom is connected.
Calculate from evidence
Compare at least twelve months of bills when available. Separate changes caused by occupancy, air conditioning, pool pumps or vacant periods from changes attributed to solar.
Do not accept a universal payback period. Output and value depend on equipment, orientation, shade, use, tariff, maintenance and future rules.
When comparing listings, start with current houses for sale in Valladolid. For electricity-specific due diligence, read the guide to understanding a CFE bill before buying or message the agent on WhatsApp.
Rental homes: be careful investing in someone else’s property
Do not install costly equipment in a rental without written owner authorization, responsibility for maintenance, and an agreement about removal or compensation.
For sellers
Keep invoices, equipment specifications, warranties, maintenance records, CFE interconnection proof, and a clear statement of what remains with the property.
FAQ
How do I verify my real estate advisor’s INSEJUPY license?
Search the official registry using the advisor’s full legal name and match the individual folio, type, and validity dates.
Do solar panels keep a house powered during an outage?
Not automatically. Many grid-connected systems shut down for safety. Backup requires compatible equipment and an approved design.
Can I assume the CFE paperwork transfers with the house?
No. Verify the service contract, interconnection records, equipment ownership and steps required for the buyer.
Are solar water heaters the same as solar panels?
No. Water heaters heat water; photovoltaic panels generate electricity.
How do I estimate savings?
Use real bills, equipment specifications, shade and household use. Treat sales projections as estimates, not guarantees.
