The first issue is not the cenote: it is the paperwork

A cenote can make land special, but beauty does not fix legal problems. Before visiting, ask for:

  • deed or clear explanation of ejido status;
  • measurements and plan;
  • legal access by public road or easement;
  • property tax and cadastral information;
  • owner identity and authority to sell;
  • use restrictions;
  • CFE, water and internet feasibility;
  • history of visits, business use or conflicts.

If the land is ejido, do not treat it as a normal private-title purchase until a notary and local advisor review it.

Access, safety and operations
