Fixer-upper in Valladolid Yucatan: a story

Many houses for sale in Valladolid Yucatan are more a project than a turn-key option. If you are looking for a fixer-upper in Valladolid Yucatan, you must read this story.
This is the story of that house was on the market for a long, long time until its prince charming arrived.

Can a fixer-upper look worse than this?

We are not joking. This house for sale had it all: an enviable location in the Sisal area in Valladolid, the lowest price in the area, a structure in good condition, and a huge lot. But a terrible curse had fallen on her that prevented her from selling herself: the property was in debt.

To sell, the buyer had to be willing to give an initial amount in cash that was almost a third of the final selling price. It was like kissing a toad: what if they rob me? What if the seller disappears? What if I lose my money?

As you can imagine, this scared off several interested buyers.

But one day, Prince Charming arrived …

He visited the property, saw the possibilities, and had no qualms about giving the amount they asked for. With a lawyer’s advice, the purchase and sale contract was made, and the operation was closed in less than a week.

This buyer was definitely the prince charming this house was waiting for. Despite the state of the property, someone saw in it a blank canvas to make the winter home of his dreams.

Fixer-upper in Yucatan: The house before remodeling

This house was small, at the front, there were a bedroom and a big room. There was also a large space at the back of the house that served as a kitchen (although there was no installation) and a dining room.

The bathroom with no plumbing or installations, just a bare room. The garden was full of debris, trash, and stuff that had to be taken out: in short, a mess.

On the whole, the structure was solid and in good condition, but the house needed finishing, and the bathroom did not have any installations.

In addition to the house’s cost, the buyer invested approximately 120 thousand pesos in building a kitchen, expanding one of the room’s doors, and giving the missing finishes.

Although this figure will increase, since the project is not finished yet, the pending expenses are minimal compared to the cost of construction.

A month and a half later …

The buyer wanted to reflect the style of Yucatecan houses on the façade, giving the builder freedom to work on the design. Although it is a straightforward change, the difference between before and after is abysmal.

One of the doors in the room was widened to make an arch and this totally changed the interior of the house. Now it is brighter and better ventilated.

The kitchen did not exist, but it was relatively easy to make this modification, since the hole in the existing window was used to adapt the breakfast bar.

Finally, the bathroom was practically made from scratch, because although the space existed, it had no bathroom furniture or plumbing installation.

Advantages of remodeling a house in Valladolid

An advantage of acquiring a fixer-upper condition is that you have complete freedom to finish it to your taste. Along with the opportunity to use the materials you prefer, without having to demolish or remove other materials, which can raise remodeling cost

In the case we present, chukum-type finishes were used on the façade and on some walls that were not flattened.
Reusing the doors and windows that the house had also reduced expenses.

Although the project is still ongoing, you can see that the look of the property has completely changed.
